How the Work Runs
-
Site walk and documented scope
We walk the site with you, agree the phasing, and provide a written scope with the documentation your records need — including certificates of insurance.
-
Scheduling around your trading hours
Nights, weekends and phased work areas are the norm rather than the exception. The plan is agreed before the first crew arrives, so nobody is negotiating access on day one.
-
Containment and site protection
Work areas are contained and protected so the parts of the building still operating stay clean, safe and usable throughout.
-
Durable, specification-appropriate coatings
Commercial environments need finishes that survive cleaning and contact — scrubbable coatings in corridors and back-of-house, appropriate systems for wet or high-traffic areas.
-
Daily communication and sign-off
Daily updates while the work runs and a documented walkthrough at the end, so there are no surprises for you or for your tenants.
Gulf Coast Considerations
Commercial work along the Gulf Coast splits fairly cleanly into two problems. Interiors are about durability and disruption: coatings that survive repeated cleaning, and a schedule that never costs you a trading day. Exteriors are about the same climate that punishes residential property, made worse by scale — a storefront or a multi-family building has more exposed elevation, more metal detail to corrode, and more consequences when a coating fails early. Both get planned around your operating hours rather than ours.
What Affects the Price
Every estimate is priced on the property in front of us rather than a per-square-foot table, because condition changes the work more than size does. These are the factors that move the number most:
- Total area and ceiling height — high-bay space changes access and staging entirely
- Whether work must run after hours, overnight or in phases around trading
- Coating specification: scrubbable, moisture-resistant or standard commercial finish
- Volume of doors, frames, railings and other detail relative to open wall area
- Surface preparation and any repair required before coating
- Access, containment and documentation requirements on the site
Request a free estimate and you get a written scope and a firm price the same day we visit — not a range over the phone.
Backed by our 2-year warranty
Every project comes with a written 2-year workmanship warranty, same-day written estimates, and a final walkthrough — no payment until you're completely satisfied.
Commercial Painting — Common Questions
Can you paint our business without closing it?
Yes — that is how most commercial work here is scheduled. We phase the job by area and run nights and weekends where that keeps you trading. The phasing plan is agreed at the estimate, not improvised once crews are on site, so you know in advance which spaces are affected and when.
Do you carry insurance and provide certificates?
We carry workers compensation and general liability coverage, and we provide certificates of insurance and written documentation for your records as a matter of course on commercial projects. If your landlord, association or tenant requires specific documentation, tell us at the estimate.
What kind of paint do you use in commercial spaces?
It depends on what the space has to survive. Corridors, back-of-house areas and anywhere subject to regular cleaning need a scrubbable, hard-wearing commercial finish rather than a residential wall paint. Kitchens, wet areas and medical environments have their own requirements. We spec to the environment and explain why, so you are not paying for a specification the space does not need.
Do you work with HOAs and multi-family properties?
Yes. Multi-family and association work brings scale, scheduling around residents, and a documentation trail — all of which we plan for at the estimate stage. Exterior work on these properties usually involves a lot of railing, stair and soffit detail, which is where condition assessment matters most.
How do you handle occupied buildings and tenant disruption?
With containment and communication. Work areas are contained so the operating parts of the building stay clean and usable, access routes are agreed in advance, and you get daily updates while the project runs. For tenanted buildings we can provide notice material so residents or staff know what is happening and when.
